A. TRASH OUT
-Box up Veteran type memorabilia
-All trash/debris removed from property
-Cap all exposed wiring
-Cap all open gas lines
-Cap all open water lines
-Replace batteries in beeping smoke/CO2 detectors
-Replace broken or missing receptacle cover plates
-Remove inoperable appliances
-Remove all window dressing and blinds
-Remove hardware from windows used for window dressing or blinds
-Remove nails or hardware on walls
-Closets, kitchen/bath cabinets and drawers are free of liners and debris
-Wood and ash removed from wood burning stove or fireplace
-Remove any firewood left at the property
-Attic and overhead area of garage is free of debris
-Crawl space and under decks are free of debris
-Remove above-ground pools
-Remove carpet and tac-strips if necessary or requested
-All outbuildings are free of debris
B. Initial Cleaning
-Remove all traces of previous owner
-Remove cobwebs & dust from ceiling fans & light fixtures
-Replace light bulbs
-Replace HVAC filters
-Clean all window ledges including sills & top of window
-Wipe down dirty walls and smudged plate covers
-Dust baseboards & cold air returns
-Clean all floors
-Clean areas where appliances were located
-Clean interior/exterior of kitchen cabinets & drawers
-Wipe down all cabinet doors
-Check top of kitchen cabinets for trash & debris
-Clean all kitchen appliances inside/out
-Remove perishables from refrigerator & freezer
-Clean sinks, tubs, showers, & toilets
-Wash windows inside and outside (single story prop.)
-Broom sweep garage areas/remove cobwebs
-Remove cables & cords
-Place 2 air freshners in the property
C. Lawn Care
-Pick up paper debris in yard before mowing
-Cut lawn to 2" inches
-Trim shrubs to be 4"-6" inches away from house or roof
-Entry way clear of branches and shrubs
-Remove fallen limbs and excessive leaves from roof
-Remove leaves
-Remove weeds and saplings from flower beds and shrubs
-Edge all flower beds, driveway and sidewalks
D. Emergency Report
-Broken or missing handrails
-Broken or missing steps
-Broken or missing deckboards
-Standing water in basement or inside property
-Trip hazards on exterior walkways or interior
-Broken windows or doors
-Plumbing leaks before or at shut offs
-Wet drywall or carpet
-Swimming pool not secure
-Active roof leaks
-Fallen or dangerous fence or trees
-Live electrical wires
-Uncapped gas lines
-Holes in yard
-Property found unsecured or broken into
E. Winterization (optional)
-Water off at curb
-Main water shut off valve in OFF position & tied
-Padlock installed on main water shut off valve
-Meter disconnected and taped at the supply line
-Drain water heater
-Shut off power to water heater
-Leave all faucts in the open position
-Pour environmental friendly antifreeze into all water sources
